Activity Use Limitation (AUL) Plans

Activity Use Limitation (AUL) Plans are used to limit the use of a property after some kind of environmental contamination has occurred. They help to ensure that future use of the land doesn’t interfere with environmental cleanup efforts, while also protecting people from unhealthy or unsafe conditions.

AUL Plans are a key part of managing or working with sites that have environmental contamination issues.

ALTA/NSPS Land Title Survey Plans

ALTA/NSPS Land Title Survey Plans are detailed surveys that meet standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). These surveys will show property boundaries, easements, rights-of-way, and other elements that affect property ownership.

ALTA/NSPS Land Title Survey Plans are often required for commercial real estate transactions to provide clear title information.

ANR Plans (a.k.a. 81X or Form A Divisions)

ANR Plans (a.k.a. 81X or Form A Divisions) are “Approval Not Required” (ANR) plans. They’re used to divide land in certain areas without needing a full planning board review. ANR Plans are particularly useful when the proposed lots have sufficient road frontage and area to meet local zoning requirements, simplifying the division process.

Boundary Surveys

Boundary Surveys are used to determine the exact boundaries of a property. Certified Plot Plans are detailed surveys that include boundaries, square footage, structures (houses, sheds, pools, garages, etc.) in relation to the boundaries, and any other pertinent information (such as wetlands and floodplains). Condominium Plans

Condominium Plans will detail the layout and divisions of a condominium building and/or the associated property. The document will show individual units and common areas.

A condominium plan is a crucial way for contractors and builders to define ownership lines and clarify the responsibilities of owners within multi-unit properties.

Construction Surveying and Layout

Construction Surveying and Layout is a service that involves creating reference points and markers to guide the construction of new structures.

Existing Conditions Surveys

Lot Line Stakings (Property Line Stakeouts)

Lot Line Stakings (Property Line Stakeouts) are one of the most common surveying services that homeowners request and for good reason. A lot line staking allows us to define the boundaries of your property by marking property corners and lines on the ground.

Lot Line Stakings are useful if you’re building fences, performing landscaping, settling disputes, or simply looking for more knowledge of where your property’s boundaries are.

Subdivision Plans

Subdivision Plans are used to divide a larger tract of land into smaller lots for development or sale. They include the layout of roads, utilities, and lots. They’re required by local governments of planning authorities before moving forward with construction or permitting for a subdivision.

Subdivision plans will require working with a civil engineer to produce the design plans. We have worked with many engineers and can help find one for your specific project if needed.

Topographic Surveys

Topographic Surveys: These surveys measure the elevation of points on a piece of land and depict these as contour lines on a map.

Topographic surveys help visually demonstrate changes in elevation on a given property, and they are useful for planning construction projects and environmental management because the changes in elevation show us how water flows across a site and where specific features are located.
